This project involved the construction of 150 large high-quality apartments in 8 No. blocks. The development has some 3-storey (duplexes and apartments), 4-storey and 5-storey buildings with underground basement car parking.
Roughan & O'Donovan designed the buildings to be load bearing concrete masonry with large span (up to 9.5m) precast concrete flooring and a combination of plaster/brick facing. Insitu reinforced concrete transfer slabs using both flat slab and beam and slab construction were provided to change from the car park grid to the residential layout above.
The 4-storey and 5-storey blocks were designed with both vertical and horizontal ties as required by structural design codes. An additional underground car park was provided under a landscaped amenity area. A high water table was observed during the site investigation, so, the basement car parks and lift pits were designed to resist this. Penthouses and roof structures were designed using timber and structural steel to give large open plan spaces at these levels also.
Due to space restrictions the surface water attenuation is in a concrete tank underneath the entrance road. The drainage in the underground car parks is discharged to Class 2 bypass separators and then pumped to the foul sewer system, as required by Dublin City Council. The runoff from the site is restricted so the 30 year storm runoff will be stored in the reinforced concrete tank and the 100 year runoff will be stored in a green area, which is surrounded by a continuous boundary wall.
